Subdivision Development

What is a Subdivision?
A subdivision is the creation or division of a lot, tract, parcel or other unit of land for the immediate or future purpose of sale, building development or redevelopment, for residential, recreational, industrial, commercial or public uses.

Types of Subdivision
Exempt Subdivisions see Chapter III, Section 3 of the Big Horn County Subdivision Regulations amended 8/1/2006.

Simple Subdivision is a division of one unit of land into one or two lots smaller than 35 acres and 5 acres or greater.

Major Subdivision is the subdivision of one unit of land into three or more lots each smaller than 35 acres. A major subdivision includes any subdivision that does not qualify as a simple subdivision.

The process for subdividing depends on the number of lots being created, the size of the lots being created and the type of subdivision. It is encouraged to become familiar with the regulations prior to submitting any application for subdivision.

Building Development

Big Horn County does not have building codes or building permits. Though contractors must follow all applicable codes including, electrical and fire protection codes & international building codes.

Residential & Building Development require completion of the Big Horn County Development Application. Once the development is approved a Compliance Permit is issued for the development. The Compliance Permit is to ensure compliance with the County Flood Ordinance.
